Optimizing PLACE is defined as enhancing customer experience, convenience, and relevance by optimizing the marketplace through new site development and the existing real estate portfolio, while maximizing system profits, regional income and return on investment. Is accountable for all real estate activities within assigned geographical area. Key Customers include the restaurant customers, Regional Leadership, Development Team, O/Os, and Regional Staff. | |

Vision Planning
§ Gathers and analyzes information on the potential of the market and each restaurant in assigned geographical area
§ Collaborates with key customers to create, maintain and update vision plan
§ Ensures that vision plan adequately balances existing restaurant base and other development activities
§ Partners
with Area Construction Manager to utilize PMO tools to strategically
focus and prioritize actions to maximize market potential.
Maximizes Existing Assets
§ Utilizes
the Gold Site Development Standards to optimize the sales performance
of existing restaurants (e.g., visibility, 24 hour, drive-thru,
landscaping, signage, marketing, access).
§ Proactively
identifies opportunities for income potential in real estate assets
(e.g., unidentified marketable real estate excess; tax opportunities,
CAM opportunities; cell towers, air rights, easements, billboards;
access).
Reinvestment/Reimaging
§ Provides
targeted marketplace analysis and customer knowledge to make
recommendations for specific elements of reinvestment /reimaging plans
(e.g., seating, LSM, exterior enhancements, drive-thru, capacities,
branding)
Reinforces the reinvestment standards to O/Os and Operations throughout the reinvestment/reimaging process.
Site Development
§ Partners
with the Area Construction Manager to prioritize development
opportunities to ensure best use of capital (e.g., timing, funding and
returns) within the region.
§ Creates, manages, and executes the development plan to meet portfolio returns and goals of the Development Team
§ Ensures best location/best value for all real estate acquisitions
§ Applies Gold Site Development Standards to optimize the site development processes (e.g., site selection, zoning)
§ Monitors
and controls the flow of real estate transactions by coordinating the
efforts of others (e.g., brokers, attorneys, consultants, government
agencies)
§ Negotiates terms and conditions of real estate agreements.
Relationships/Consulting
§ Communicates and implements corporate policies and procedures.
§ Fosters the Team approach to Development within the region.
§ Provides
effective consulting and maintains effective working relationships
with regional leadership, O/O’s, other McDonald departments, alliance
