Job Description	JB-Glass glass000 The New York Metro Region seeks an Area Construction Manager to be based in our Iselin, New Jersey Regional Office. The Area Construction Manager partners with the Area Real Estate Manager within an assigned geographical area to align goals with the corporate strategies.  The candidate should possess a working knowledge of the construction industry with a focus on free standing retail locations. This position will be accountable for all construction activities regarding the building of McDonald’s restaurants in the greater New York area.
Responsibilities	Responsibilites include, but are not limited to: Vision Planning §  Partners with the Area Real Estate Manager in gathering and analyzing information on the potential of the market and each restaurant in assigned geographical area §  Provides input in the creation of the vision plan Maximizes Existing Assets §  Proactively identifies opportunities for potential improvements in physical plant and infrastructure (e.g., HVAC, lighting, signage, utilities) §  Supports the Area Real Estate Manager in ensuring resolution of property issues (e.g., common area maintenance disputes, tax appeals, condemnations, excess property, easements) Reinvestment/ Reimaging. §  Provides construction and design recommendations for specific elements of reinvestment/reimaging  plans (e.g., seating, LSM, exterior enhancements, drive-thru enhancement, capacities, branding) §  Coordinates and manages entire construction process (plans, bids, permits, construction, and project close-out). Site Development §  Creates, manages, and executes the development plan to meet portfolio returns and goals of the Development team. §  Works with US Restaurant Design Group to ensure consistency and apply Gold Site Development Standards to optimize the site development processes (e.g., site layout, zoning, signage, building capacity) §  Monitors and controls the construction process by coordinating the efforts of others (e.g., contractors, attorneys, consultants, government agencies). §  Negotiates terms and conditions of construction agreements (e.g., price, timing). Consulting §  Develops and utilizes a network of contractors and other outside consultants. §  Fosters the Team approach to Development within the region. #mcd12 *LI-RM
Minimum Requirements	· 4-7 years commercial retail construction experience · Physical site evaluation skills · Ability to diplomatically encourage and motivate others · Excellent negotiation skills · Ability to hold self and others accountable · Strong organizational skills and attention to detail · Understanding of NY Metro, NJ & CT geographical area preferred but not required · Strong computer skills · Project Management Skills · Travel within Regional area (NY, NJ, and CT) with some air travel required
