Job Title - Area Construction Manager

Job Description	Partners with the Region’s Development, Operations, and Finance team to optimize PLACE, aligning Corporate and Regional goals and strategies.  PLACE is defined as enhancing customer experience and convenience by optimizing the marketplace through new site development, supporting the existing portfolio, and maximizing system profits and return on investment.  Position is accountable for all construction activities, from budgeting to project close out to site maintenance consultation. Responsibilities	#mcd12 *LI-KB Site Development §  Ensures quality control standards for construction (e.g., cost, timing, site design layout, plan specifications) §  Works closely with Corporate Design Team to ensure consistency in Development Standards, optimizing the development processes (e.g., project communication, site layout, signage, building capacity). §  Manages and controls the construction process (e.g., contractors, timing, internal construction approvals, consultant deliverables, and third party review and approvals). §  Initiate and evaluate due diligence work (e.g., project cost estimation, env. reports, ALTA survey, soil borings, site planning) §  Negotiates terms and conditions of construction agreements (e.g., pricing, timing). §  Assembles and presents construction contract and approval packages to management for approval. §  Provides recommendations to Development Manager on site conditions, constraints, and opportunities. §  Leads and manages project close out process (e.g., punch-list, contractor documentation, change order processing, and post-ADA survey completion). §  Ensures construction files are complete and maintained for all projects. Maximizes Existing Assets §  Learns and applies McDonald’s Site Development Standards to optimize the sales performance of existing restaurants. §  Proactively identifies opportunities for improvements and works with Corporate and Operation teams to implement opportunities (e.g., utility upgrades and energy efficiency programs). §  Supports the Region in resolving property management issues (e.g., common area maintenance disputes, easements and encroachments). §  Supports the Region in resolving physical plant and infrastructure issues (eg. roof, building, and site deficiencies). §  Supports Region in executing corporate policies (ADA standards, lot pole standards, building truss evaluations). Project Management §  Coordinates and manages entire construction project process and timeline (e.g., scope, plans, bids, permits, construction, and project close-out). §  Communicates and provides education to Owner-Operators and Operations staff on project process. §  Coordinates with Design Team, Owner-Operators, and Corporate staff to develop project scope. §  Based on McDonald’s Development Standards and Regional Preferences, provides construction and design recommendations for specific elements of project plans (e.g., site layout, drive-thru layout, capacity building, branding elements, material costs, and material options). Industry Knowledge §  Experience project managing in Construction, Design, or Planning Fields preferred.  §  Communicates and implements corporate policies and procedures. §  Knowledge of ADA standards is preferred. Knowledge of local permitting process and community of AEs, consultants, and contractors preferred.
Minimum Requirements	- Bachelor's Degree in Engineering or Architectural is strongly preferred. - Master's Degree a plus. - 5-7 years commercial retail construction experience - Excellent Negotiation Skills - Strong computer skills - Project Management Skills - Ability to Travel within Regional area - Construction Management experience (Retail & Quick Service Industries a plus)
